I’m Maria Ho. I have lived and worked right here in Mississauga for 20 years, and I want to walk you through exactly why this window of opportunity exists and what it means for your wallet.
Here is the part that matters most for anyone thinking long-term—and almost nobody brings this up: Mississauga is effectively built out.
There is no meaningful land left for new freehold or detached development. That is not a forecast; that is geography. You are not buying into a city that can just keep sprawling and diluting its housing supply. This is a very different story from other 905 suburbs like Milton, Brampton, or Caledon that are still building thousands of new homes a year. Mississauga is established, wonderfully diverse, features beautiful lakefront communities, and sits strategically close to the airport and just 40 minutes from downtown Toronto.
The decision to buy right now is not really about interest rates. Achievable rates with a mortgage agent at any national bank are hovering between 3.5% and 4%, and that has been stable for months.
Buyers entering the market right now are doing it because they have leverage. You can still negotiate on price, put in your conditions, and take your time making a decision. When more buyers eventually come off the sidelines, that negotiating room will vanish before prices even move up. Once the market shifts back to a seller's market, you lose your power.
Currently, active listings in Mississauga are sitting near 2,800 homes, working out to about 4.9 months of supply—tipping us right into buyer's market territory. The MLS® Home Price Index benchmark for Mississauga is $994,800. On average, homes are selling at 97% of the asking price after 32 days on the market.
Here is what you can actually expect to pay, along with real monthly mortgage examples:
Detached Homes: The average price is $1,256,800 with about 5 months of supply. Selling at 96% of the asking price, this segment still leaves great room for negotiation, making it ideal for upsizing families.
Semi-Detached Homes: Averaging $891,613, this is one of our best-performing segments (less than 3 months of supply). For the price of a condo townhouse, you get freehold ownership, a driveway, and often the opportunity for a basement rental suite.
The Math: With 20% down on a $891,613 semi at 3.80%, your mortgage is roughly $3,320. If you rent out a basement suite for $1,600, your real monthly expense drops to $1,720—less than renting a 1-bedroom condo!
Freehold Townhouses: Averaging $911,812, these are the rarest finds (under 2.5 months of supply). They offer a fantastic starter family home with a garage, private fenced backyard, and zero maintenance fees.
Condo Townhouses: Averaging $712,285, these offer great supply and choice.
The Math: On a $700,000 townhouse with 10% down ($70,000) at 3.80%, your monthly mortgage is $3,030 (plus maintenance fees). Considering it costs $3,500 to $3,800 to rent a townhouse in this area right now, owning makes incredible financial sense.
Condo Apartments: Averaging $511,649, condos are essentially on sale in Mississauga right now with 7 months of supply.
The Math: On a $400,000 condo with a minimum 5% down payment ($20,000), your monthly mortgage payment is $1,845. Even after factoring in a $450-$500 condo fee and property taxes, this is the most affordable entry point for first-time buyers and downsizers alike. We haven't seen condo pricing like this since 2019.
